Post-rainy-season villa check
The rainy season is over. Check your villa before the guests arrive
Over the rainy season water finds every weak spot in a house. Much of it shows up late: a stain on the ceiling, blistered paint, damp in a wardrobe, rust on the hardware. Better to find it now than at the height of the high season.

We go through the villa where the rains leave their mark most often in Phuket: the roof and terraces, openings, wet areas, building services and the grounds.
For every spot we note what is visible, what needs opening up or a closer check, and what is urgent versus what can wait. Every finding comes with photos.
Two ways. By photos and video: send 3–5 photos or a short video and we'll tell you what to check first. An on-site inspection is paid, and its cost is credited to the contract if we do the work.
7 places we check
This is where the check starts: water leaves its traces here first.
- 01
Ceilings under the roof and terrace
Stains, streaks, blistered paint, sagging drywall. We trace where the water came in: roof junctions, gutters, terrace joints above a living room.
- 02
Sliding doors and windows
Water in the tracks and on the floor after slanting rain, darkened sealant, rusty hardware. We check the frame drain holes and the junctions with the wall and floor.
- 03
Ceilings under bathrooms
A stain under a shower or bath usually leads to the waterproofing or the floor-drain joint. We look from below and above: grout, falls, the drain junction.
- 04
Air conditioners and condensate
Dripping from the indoor unit, a wet wall below it, a smell. We check the condensate drain, the pipe fall and the drip tray.
- 05
Electrical panel and RCD
Moisture in the panel and outdoor sockets, the RCD trips after a downpour. We look at the panel, outdoor circuits and lights, and how well the boxes are sealed.
- 06
Pool and pump room
The overflow and the water level, damp and rust in the pump room, the state of the equipment after the wet season.
- 07
Storm drainage and grounds
Where water stands after a downpour, blocked channels and pits, washed-out paths and slopes, water at the foundation.
