Refurbishment of sea-view luxury apartments.
Apartments with the best view in Rawai — and the classic set of seaside problems: waterproofing, hardware tired by salt air, and wet areas that previous refurbishments had only masked. The owners wanted the apartment to finally live up to its view.
The terrace became the key move. Instead of "a balcony with chairs" we designed a proper outdoor room: a jacuzzi with water treatment, a shaded lounge with evening light, and surfaces that fear neither salt nor ultraviolet.
The wet areas inside were rebuilt from the slab: double waterproofing with a flood test — neighbours live below, so there was no room for error. Stone, large-format porcelain and apartment-grade sanitaryware completed the picture.

Stages of work

Inspection and design
Waterproofing and structural checks for the jacuzzi load, a wet-area replanning design, approvals with the building management.

Demolition and preparation
Careful demolition in an occupied building by the house rules, terrace base reinforcement, new water and power runs.

Wet areas
A double waterproofing envelope with a 24-hour flood test, falls and drains, stone installation, sanitaryware set and tuned.

The terrace
Jacuzzi installation and hook-up, moisture-proof surfaces, shade and outdoor lighting, outdoor-grade furniture.

Finishing and handover
Final finishes in the rooms, lighting assembly, deep cleaning and acceptance with every system tested in operation.
