Full renovation of a lagoon-front residence — from systems to final finishes.

The Banyan Tree residences were built in the early 2000s — sound structure, but twenty years had worn out the systems and finishes: voltage swings, weak water pressure, darkened teak and wet areas that had survived more than one cosmetic refresh. The owner didn't want a touch-up — he wanted the residence back at the level he had once paid for.
We started with an audit: opened control zones, checked the concealed services and produced a defect schedule. Its conclusion was to keep the structure and fully replace the engineering loop — saving twenty-year-old pipe runs made no sense.
Seven months later the owner accepted a residence with a new ground-floor layout, silent air conditioning, stable electrics and a terrace that is once again the heart of the house. He was in Singapore the whole time — the project lived in the digital dashboard.

Audit and design
Survey, opening-up, defect schedule. A replanning and engineering design with an estimate from specifications — before work started.

Demolition and engineering
Stripped the finishes back to structure, reinforced an opening for panoramic glazing, laid new electrical, water and air-conditioning runs.
- 03
Wet areas
Perimeter waterproofing with a flood test, new falls and drains, stone and sanitaryware. Three bathrooms and a laundry — rebuilt from the slab.
- 04
Finishing and furniture
Plaster, scene-based lighting, engineered wood and built-in furniture from our workshop. A calm resort palette to match the brand.
- 05
Terrace and handover
New teak decking, landscape lighting, final cleaning and key handover with a building passport and as-built drawings.
