We design and install the engineering that quietly makes a house comfortable: stable electrics, silent air conditioning, water at the right pressure and a smart home without unnecessary buttons.
Engineering is what separates a house that is a pleasure to live in from a house that photographs well. Voltage swings, weak pressure on the upper floor, an air conditioner blowing across the bed — all of it traces back to decisions made, or not made, at design stage.
We design systems as a whole: we calculate loads and heat gains, select equipment for the task and the budget, and build in reserves for the future. Installation is done by our own MEP crews — not "an electrician from a classified ad" — which is why we can stand behind the result with a warranty.
We work both within full renovations and as standalone projects: rewiring an occupied home, upgrading air conditioning, water treatment systems, solar panels, smart home.
Methods of execution
Good engineering starts with a calculation and ends with a system passport. In between is installation to a design — not to intuition.

Calculation instead of "roughly"
Electrical is sized from loads with a 30% reserve; air conditioning from each room's heat gains, accounting for glazing and orientation. Equipment is chosen by calculation, not by floor area by eye.

Mains protection
Stabilisers at the intake, RCDs on every group, dedicated lines for air conditioners and the kitchen, earthing with measured resistance. The Thai grid is unstable — your equipment shouldn't know that.

Water as a system
A storage tank with a day's reserve, a pump station with a variable-speed drive, filtration matched to a water test, a scale filter on the main. Hot water with no temperature swings mid-shower.

Air conditioning without draughts
Indoor units are laid out around how you live: air never blows across the bed or the desk. Refrigerant runs are concealed at first fix; condensate drains with falls and traps — no dripping down the façade.

A smart home within reason
We automate what genuinely pays back: lighting scenes, air conditioning on schedules and sensors, leak monitoring with automatic water shut-off. All of it in one app.

Our approach
Every system is handed over commissioned and with a passport: as-built diagram, equipment settings, maintenance schedule. The owner doesn't have to remember how anything works — it's written down and stored in the project's digital dashboard.
We design engineering to be serviceable: access hatches where they're needed, isolation valves per zone, filters reachable without dismantling furniture. Maintenance should never turn into a small renovation.
Installation carries a 12-month warranty; concealed runs carry three years. On request we keep the property on a service contract after handover — a quarterly check and service of every system.
