Supervision and acceptance

Inspecting concealed work before the ceiling closes

Most property owners in Phuket live in other countries — and an unsupervised construction site is a lottery. Technical supervision solves that: our engineer becomes your eyes and your expertise on site, wherever you are.

We work for the client's side only: we are not affiliated with contractors, take no commissions from them and never look the other way in exchange for future orders. The single metric of our work is the site's compliance with the design, the estimate and the standards.

The format is flexible: a one-off inspection before a purchase, unit acceptance from a developer, or full supervision of a renovation from excavation to keys. Every visit ends with a photo report and a defect list with deadlines.

Methods of execution

Supervision works when it arrives on time — before concealed work disappears behind finishes. So at its core is a calendar of hold points.

    Contract and estimate audit before start

    We check the contractor's estimate for duplicates, inflated quantities and "forgotten" items that will surface later as change orders. A typical audit takes 8–15% off the estimate.

    Hold points for concealed work

    We agree an acceptance calendar with the contractor: reinforcement, waterproofing, service runs — everything is signed off before it is covered. Without our signature the stage doesn't close.

    Checklist inspections

    Every visit follows a 40–120 point checklist depending on the stage: geometry, methods, materials against specification. Deviations go into a defect schedule with a deadline to fix.

    Photo reports in the dashboard

    After every inspection you receive a report: photos, findings, status of previous items. The project's history accumulates in one place — invaluable in warranty disputes and at resale.

  5. 05

    Final acceptance against the checklist

    Every system is tested in operation; on request we run instrumented acceptance — level, thermal camera, moisture meter. Whether to sign the act is your decision, made with our findings in hand.

Our approach

Our goal is not to "catch the contractor" but to get the project finished to the required quality. So we are hard on substance and correct in form: findings cite the standard or the design, state the fix and set a reasonable deadline. Good contractors respect us for it.

Reports are written in the owner's language, not the engineer's: what we found, what it threatens, what we require and by when. A photo for every item. Technical detail is attached separately for those who want it.

When we build a project ourselves, supervision is still present — as a separate role reporting directly to management. Whoever builds should never be accepting their own work.
