An independent engineer on your side: we oversee contractors, sign off concealed work and record every stage, so you see the real state of the project wherever you are.
A construction site without oversight turns into a lottery, and villa owners in Phuket usually live far away. Technical supervision solves this: our engineer becomes your eyes and your expertise on site.
We work for the client's side only: we are not affiliated with contractors, take no commissions from them and never look the other way in exchange for future orders. The single metric of our work is the site's compliance with the design, the estimate and the standards.
The format is flexible: a one-off inspection before a purchase, unit acceptance from a developer, or supervision of a build from excavation to keys. Every visit ends with a photo report and a defect list with deadlines.
How we do it
Supervision works when it arrives on time — before concealed work disappears behind finishes. So at its core is a calendar of hold points.

Contract and estimate audit before start
We check the contractor's estimate for duplicates, inflated quantities and "forgotten" items that will surface later as change orders. On average an audit brings the estimate down by 8–15%.

Hold points for concealed work
We agree an acceptance calendar with the contractor: reinforcement, waterproofing, service runs — everything is signed off before it is covered. Without our signature the stage doesn't close.

Checklist inspections
Every visit follows a 40–120 point checklist depending on the stage: geometry, methods, materials against specification. Deviations go into a defect schedule with a deadline to fix.

Photo reports in the dashboard
After every inspection you receive a report: photos, findings, status of previous items. The project's history accumulates in one place — invaluable in warranty disputes and at resale.

Final acceptance against the checklist
Every system is tested in operation, and on request with instruments: level, thermal camera, moisture meter. Whether to sign the act is your decision — with our findings in hand.

Our approach
Our goal is not to "catch the contractor" but to get the project finished to the required quality. So we are hard on substance and correct in form: findings cite the standard or the design, state the fix and set a reasonable deadline. Good contractors respect us for it.
Reports are written in the owner's language: what we found, what it threatens, what we require and by when. A photo for every item. Technical detail is attached separately for those who are interested.
Even on our own projects, technical supervision is a separate role reporting to the company's management, not to the foreman.
Who works on site
Supervision is run by engineers with general-contracting backgrounds — people who have built themselves and know where corners usually get cut. A Thai partner lawyer supports the legal side.
