Turnkey villa fit-out

We take a villa from the developer in bare shell or after reconstruction — and hand back a home you can move into with a suitcase: lighting, furniture, appliances, curtains and plates on the shelves.

Villas in Phuket are delivered in what developers call "bare shell" or "standard finish" — neither is a home. An owner living in Moscow, Singapore or Dubai doesn't need a renovation project; they need an outcome: a home ready for life or for rent by a specific date. That is exactly how we've built this service.

We work to a fixed estimate and a schedule planned backwards from the date: first we fix handover day, then lay out the stages with buffers for deliveries; insurance and deposits are handled by us. The owner's job is to approve the design and accept the finished home.

A 200–400 m² villa takes eight to sixteen weeks depending on the scope. A week before handover we deep-clean, style the furniture and shoot the final photos — many owners first see their home already finished, in pictures.

Methods of execution

A villa fit-out means dozens of adjacent trades on one site. Our process is built so the stages never block each other and the whole home reaches the handover date together.

    Villa acceptance from the developer

    Before starting we check the home against a 50+ point checklist: wall geometry, screed, roof, water and power entries, window operation. Defects are documented and returned to the developer under warranty — that's their job, not your budget.

  2. 02

    Engineering preparation

    We rewire around the lighting and furniture plan, move water points where needed and rough in the air-conditioning runs. Every run goes in before finishing starts.

  3. 03

    Fast, dry finishing technologies

    Wherever possible we use short-cycle methods: engineered wood over solid, large-format porcelain over mosaic, prefabricated panels. Fewer wet trades means shorter timelines and fewer risks.

  4. 04

    Furniture made to the home's measurements

    Kitchen, wardrobes and walk-ins are produced from precise on-site measurements taken after first fix — no site-scribed fillers, no gaps. Moisture-resistant carcasses, Blum or Hettich hardware.

  5. 05

    Styling and move-in

    On request we buy and place everything to "move in tomorrow" level: appliances, textiles, tableware, décor. The home is handed over cleaned, with a guide to every system.

Our approach

In a turnkey fit-out the date is everything. A family's move or the start of a rental season often hangs on it, so we plan the schedule backwards. Long-lead materials — stone, sanitaryware, appliances — are ordered on day one.

The estimate is fixed in the contract line by line. If you decide to swap a material midway, we reprice the difference openly, against supplier invoices — no "complexity coefficients".

We work with many investment villas and know what the rental market demands: hard-wearing surfaces, repairable finishes, a neutral palette that photographs well. If the villa was bought to let, we'll tell you honestly where saving makes sense and where it doesn't.

A villa is handled by a crew of 8–14 with one foreman; furniture production runs in parallel with the site — the home is handed over without a trace of the build.
