We take a villa or apartment in any condition and rebuild it around the owner's life today: new layout, new engineering, new finishes — one team and one contract for the entire cycle.
Most villas in Phuket were built ten to fifteen years ago to a different standard of comfort: closed kitchens, cramped bathrooms, air conditioning added as an afterthought. Renovation is how you get a modern property on a great plot without buying new. We start with a structural and engineering audit, tell you honestly what is worth keeping and what is cheaper to rebuild, and only then draw the project.
We run the work as a full cycle: demolition, structural reinforcement, replanning, replacement of all engineering systems, finishing and furniture. The owner never has to coordinate contractors — one Northex project engineer owns the schedule, the quality and every interface between trades.
A typical renovation of a 300–500 m² villa takes four to eight months. Throughout, you watch the project in your digital dashboard: photo reports, stage-by-stage status, payments and decisions — from anywhere in the world.

Renovation is the most surgical of our services: we work inside existing structures, where every decision depends on what the opening-up reveals.

Audit and survey before design
We open up control zones and check the condition of concrete, roofing, hidden services and waterproofing. The findings become a defect schedule — the design rests on the building's real condition, not on assumptions.

Demolition that protects the frame
We strip the property back to its structure in controlled sections, protecting everything that stays and hauling away debris. Load-bearing elements are reinforced to a structural engineer's calculation — never by eye.

Engineering on a new loop
We don't patch old runs — we lay new ones: electrical from the board out, water and drainage on a new scheme, air conditioning sized from heat-gain calculations. That is what lets us stand behind the systems with a real warranty.

Finishes built for a humid climate
Every layer — primer, waterproofing, adhesive, grout — is specified for tropical humidity and checked before the next layer covers it. Concealed work is signed off by supervision with photo records.

Handover with a building passport
The villa is delivered with as-built drawings, equipment passports and a maintenance guide — the next technician will never have to hunt for a pipe with a hammer drill.

Our approach
Renovation differs from new construction in that the budget depends on what opening-up reveals. So we put the audit stage before the main contract: you receive a defect schedule and an estimate where the concealed items are priced from facts, not guesses. Any change along the way is priced and signed off before the work starts — there are no surprises in the final invoice.
Three people are accountable for the project: the project engineer runs the schedule and budget, the foreman runs the crews day to day, and technical supervision signs off concealed stages. The roles are split deliberately — whoever builds should never be the one accepting their own work.
We don't economise on what can't be seen. Reinforcement, waterproofing and engineering are 60% of a renovation budget and 100% of how the property will live afterwards. Beautiful finishes can be refreshed in a month; redoing concealed work costs half a new renovation.
Who works on your project
A villa renovation has 12–25 people on site at once. The core is Northex's own crews; narrow specialities join from a proven pool of partners we've completed multiple projects with.
Project engineer
One point of contact for the owner: schedule, budget, decisions. An engineering degree and at least five years on Thai sites.
Foreman and crews
In-house demolition, concrete, finishing and MEP crews. The foreman is on site every day, from first light to lock-up.
Technical supervision
Signs off concealed work against checklists with photo records. Reports directly to management, not to the foreman.
